Excellent 3 quarters of native grass pastureland with easy access from a grid road that boasts cross fencing and a good dugout within a slough. The native grass has not been overgrazed with the NW quarter not being grazed at all for the last 2 years as well as one year within the last 5 years where there was no grazing on any of the quarters. Recently the grass was inspected by a specialist from Sask Ag who commented on the diverse species of native grass. New posts and 2 wires on the 1.5 miles of cross fencing divides each quarter from the dugout. The 2 wires are the maximum that can be installed due to Sask Ag's regulations for wildlife and cross fencing. NE quarter has new posts and 3 or 4 wires on the perimeter fencing. The other 2 quarters' perimeter fence has 3 or 4 wires that are in fair shape except the North side of the NW quarter which is in poor shape and is the responsibility of the owner as per an agreement with the neighbour. The SW quarter has sorting box and load out chute with room for semi access. Along with the grass is some bush as well as treed areas for shelter. Firewood is also available. NW quarter has some hills with the other 2 quarters being mostly flat. Occupied yard across the road from the SW quarter for addend security. Mineral rights are not included in the sale.
